I have been managing large properties in the Montecito area for more than 25 years, focusing on property management, fire systems, arboriculture and horticulture throughout Santa Barbara.
I began my career as a U.S. Forest Service Hotshot before serving as a forester with the Los Angeles County Fire Department, working in the wildland urban interface. That experience informs my approach to property management, with an emphasis on anticipating problems, protecting assets, and planning ahead rather than reacting after issues arise.
I oversee estate operations from landscape and tree care to water systems, infrastructure, staff, vendors and capital projects. By coordinating these moving parts, I provide owners and estate managers with a practical, comprehensive approach to maintaining their properties to the highest standards.
I studied Environmental Horticultural Sciences at Cal Poly San Luis Obispo and hold credentials as an ISA Board Certified Master Arborist and Certified Professional Horticulturist. I also speak fluent Spanish, allowing me to communicate directly with crews and vendors.

I start with the structure and work outward. The first five feet around buildings should be non combustible and free of dry debris, mulch and flammable plants, because embers do most of the damage. From there I manage vegetation out to 30 feet, then 100 feet, by thinning, spacing, limbing trees up off the ground and removing dead material, while keeping the landscape healthy and attractive. On large Santa Barbara and Montecito properties, I also look at access roads, water storage, pumps, hoses and who does what when an alarm goes off. Requirements vary by fire agency, so I confirm what applies to your parcel and then build a plan around the site, not a generic checklist.
A Master Arborist evaluates tree health and structure, identifies defects and hazards, and sets pruning and care standards so trees stay safe and long lived. On an estate that means walking the whole property, documenting every significant tree, and prioritizing work by risk to people, buildings and access. I also oversee the work being done, so cuts are made to standard and the result matches the plan. I am an ISA Board Certified Master Arborist and have cared for specimen and heritage trees on some of the largest properties in Montecito.
Warning signs include dead or hanging limbs, cracks or splits in the trunk, fungal growth at the base, leaning that is new, lifted soil near the roots, hollow sections, and heavy limbs over a house, driveway or play area. Many serious defects are not obvious from the ground, which is why a trained risk assessment matters. I look at the tree, the soil, the site history and what could be hit if something fails, then recommend pruning, cabling, monitoring or removal. Many local jurisdictions protect native oaks and other trees, so I also check whether a permit is needed before heavy pruning or removal.
It means one point of contact, so owners and estate managers are not coordinating trades themselves. I recruit full time staff or bring in my own teams, request and compare proposals, negotiate contracts, track costs, and verify that work is complete and done well. I schedule vendors so trades do not collide, keep an eye on infrastructure like irrigation, drainage, utilities and wells, and run regular property inspections that catch problems routine visits miss. I have managed multiple large estates at the same time, so I know how to keep many moving parts on track while the family's priorities change.
Good garden care starts below ground. I check soil structure, drainage and irrigation coverage first, because most plant problems trace back to water or soil. Then I match plants to microclimate and sun, set maintenance standards for pruning, feeding and pest monitoring, and plan seasonal work so the gardens peak when you want them to. With native oaks I avoid summer irrigation close to the trunk, since extra water in warm soil can invite root disease. Over my career I have planned, installed and maintained specialized gardens and established specimen trees of every size.
I work backward from the finish date. That means confirming scope and permits, ordering long lead items such as specimen trees and equipment early, sequencing trades, and planning site access, staging and safety before anyone arrives. Large deliveries, such as mature specimen trees arriving on an active construction site, need the most care. After installation I stay through establishment, because the first months decide whether new plantings thrive.
It means finding the problem before it becomes an emergency or an invoice. I inspect for tree hazards, drainage issues, failing irrigation, aging pumps, fire exposure and deferred maintenance, then report in priority order, with the cost of acting now against the cost of waiting. The goal is a property that runs smoothly, stays safe and holds its value.
Start with what you need the water for: irrigation, fire protection storage, household use or all three. Then I look at site conditions, county permitting and approvals, drilling contractors, pump sizing, storage and how the well ties into your irrigation and fire systems. I manage the drilling and permitting process, coordinate the contractors and make sure the finished system is documented so your team can operate it. Good water planning also means efficient irrigation and having reserve capacity if you ever need it for wildfire defense.
I assess, specify and oversee fire protection systems for private estates, including water storage, pumps, hoses and exterior wetting, and I train the crews who run them. With a wildland fire background, I plan the system around how fire actually reaches a property, then test it regularly so it works when it is needed. I also coordinate the vegetation work around it, so the system and the landscape support each other.
A Certified Professional Horticulturist understands plants, soils and growing conditions well enough to keep large gardens thriving, not just tidy. I diagnose plant problems, plan plantings for Santa Barbara's microclimates and dry summers, and set the care standards your gardeners work to.
